What Are The Steps In Our Rentals SFR, Apartments and Hotels Program?
Here is how the process works:
1. After we have via phone call confirming and agreeing to your spot on our Our Investors list. When I get an SFR. SFR, Apartments and Hotels or Hotel available for you, You will receive an e-mail or a phone call from me with an executive summary that provides general information about the investment opportunity. You will perform all the due diligence, inspections, reviewing of financials and verify all the information provided by the seller is correct, if not, we will walk away or renegotiate a better deal.
2. We structure financing under your name or use your cash or use one of our project funding programs
3. If you are interested in the property, you give me a LOI with SPOF for me to get more information for you which contains all of the pertinent details about the investment including: A. Property description B. Strategies- Hold and Exit C. Proforma budgets and financing terms D. Financial return projections
4. After you review our property information package, if you choose to participate in the investment, you start escrow deposit and start the purchase and agreement contracts.
5. Depending on where your investment capital is located (cash or self-directed IRA), you will wire your deposit to the Closing Attorney's escrow account. Receipt of this deposit secures your position as an owner/investor in the property.
6. Once your deposit has been received, you will create a single-entity LLC and the Limited Partnership that forms the ownership of the property. Once you have a LLC created and the property deed is filed under the name of the LLC for you. If you are investing with your self-directed IRA funds, there will be additional forms to complete and we can help walk you through this process.
7. When we close the transaction, we will send you copies of all the executed agreements as well as a Certificate of Ownership.
8. During the period of improvement/holding I will send you e-mail updates detailing progress about the investment. I will also send you monthly management reports detailing financial information, current rent rolls and property management summaries. You will also be receiving your cash flow profit check monthly, quarterly or roll over.
9. Depending on the exact SFR, Apartments and Hotels, I will provide conference calls for all investors that are involved in each building, every quarterly. This will be to touch base on our progress and financial projections.
10. At the beginning of tax season of each year, you will receive a Schedule K1 (Form 1065) from your accountant to include with your personal tax return. Despite earning cash flow and profiting on the investment, these schedules may produce taxable write-offs for you.
