CRF Investments Group Inc. is a group of investors that offer a hard money lending that offers a broad array of financing alternatives, including hard money real estate loans, bridge loans, real estate equity joint ventures, DIP loans, participating debt, and quick close mezzanine loans. The company’s ability to combine two or more of its programs on a single transaction results in simplified one-stop financing.
 

CRF Investments Group Inc. capital structures range from 1 month up to 360 months in duration. Interest or preferred return will be determined based on the level of risk, and an exit fee and/or profit participation may be required. Non-recourse programs are also available in some cases. Equity and mezzanine, hard money, bridge loans, and high leverage first mortgages range from $1 Million to $500 Million. ( over $500m case by case basis )

Get a Direct Loan with out EJVP Investment through us – we are a group of Accredited Investors offering Private funding. Because many of these Funders are not regulated or managed by the same people as traditional Lenders, they are free to make Loans solely on the viability of your Project. These investors are located throughout the World and are always looking for profitable ways to invest. Our investors underwrite loans, which are backed by any kind of real estate, income-producing properties, or other acceptable collateral anywhere in the United States, the Americas, and in many other parts of the World. Our Loans are fixed interest rate. Typically, loan amounts range form 80% to up to 90% of the property value or project value, with a term of 3, 5, 7, 10 years, and with 30-year amortization schedules. Grace periods for repayment are negotiable 3 to 5 yrs and relate to the type of project. Terms and conditions are subject to alternation and depend on the current financial market situation.

We furthermore realize that the manner, in which our Clients are represented, from the presentation/documentation standpoint, is critically important to a Investor. We work closely with both Client and Investor to produce the highest quality documentation and representation available anywhere. We are always interested in developing and maintaining long term, mutually beneficial working relationships with serious intermediaries on a global basis; we cordially invite Accountants, Bankers, Brokers and Lawyers to send us viable applications on behalf of their Clients. All pre-arranged commissions would be protected.

Opportunistic Acquisition of Distressed Debt and Property:

In addition to our lending and equity programs, we also for our own account and help investors purchase distressed debt and property related to any of the following: improved lot inventory; residential development loans; land development loans; spec housing inventory; fully entitled land loans; home builder or land banker portfolios; non-performing loan portfolios; non-performing commercial projects; fractured condos; and part or all of mid-sized regional home building companies. Long term hold anticipated.

Hard Money Loans:

CRF offers hard money loans for deals and LTV's ranging from 50%-90% based on as-is cash sale value, Sometimes can go up to 90% of the appraisal value. Examples include: hard money development loans, very quick closings, distressed debt or partnership buyouts, bankruptcy loans, borrower background issues, etc. For stalled projects where funding has dried up, CRF Investors, LLC can lend additional capital for everyone’s benefit. These loans are perfect for workouts, restructures and bankruptcy plans; in some cases a lien is required.

Bridge Loans:

CRF will fund short-term capital requirements needed to bridge a gap, but only with reasonably assured exit strategies. CRF have been financing opportunistic real estate transactions on a nationwide basis.. We provide a unique private financing alternative to developers and operators, enabling them to seize new opportunities and/or add value to their existing projects. Thanks to the hands-on development background and experience of our principals, we specialize in non-conventional situations usually requiring quick closings. Capital structures include real estate bridge loans, quick close mezzanine loans, and hard money real estate loans. During this current market downturn, our focus has temporarily shifted to the purchase of distressed debt properties.

Construction or Development Participating Debt:

For land development or repositioning projects CRF Construction and Remodeling LLC offers a participating debt program whereby the company will invest for a % profit participation or percentage of sales. Our debt and equity programs are often and are uniquely flexible in terms of size, maturity, structure, leverage and product type.

Joint Venture and Preferred Equity:

CRF invests for a joint venture equity stake, with qualified residential developers and commercial property owners in transactions where there is a significant opportunity for value and/or cash flow enhancement. After return of a % equity and minimum preferred return thereon, additional profits will be distributed in accordance with an agreed structure and developer "promote

Project Funding:

Our investors group is currently working with a variety of Project Funding Programs with non-recourse no terms or payback for your real estate needs. Most of the programs start at $1m USD and up (depending on the programs available at that time) Managed Buy/Sell Transactions Bullet Programs 40 wk Programs We work mainly with cash, but will work with real estate collateral, BGs, CDs and MTNs. Cash Accounts will never be moved, client will be the sole signatory and shall at all times have 100% control of the account. The account shall be a non-depletion account The blocking / trading mechanism will really depend on where your funds are situated, we have options for PING, internal block, bank to bank block. Project Funding Programs are forever changing so please email with specific requirements and I will respond with the most appropriate options available at that time.

REO Project Management & Development:

At CRF we never close a loan or equity investment unless we are comfortable that we can operate or develop the asset ourselves, if necessary. In the hard money bridge loans business, this philosophy and ability is essential.. Over the years, this policy has consistently paid dividends to CRF as successful optimization of REO assets is a core ingredient to success in the hard money lending and mezzanine debt business.

Our in-house team has a broad array of development and REO real estate asset management experience, including: land entitlement and development; single-family construction and sale; mulch-family construction and sale; condominium conversion and sale; and commercial/apartment management and leasing. All of the above comes into play when managing and developing REO property, whether for our own account or for third party institutions.
