Here’s how it works:
- Our analysts identify the most profitable markets for investment.
- We purchase properties in bulk from banks and REO sources from these profitable investment areas.
- We refurbish the properties to "near new" status.
- Our on-site, in-house property management team places tenants.
- We sell the property to our clients (fully deeded) - if our clients need financing, we will line that up as well.
- We then manage the property - and we deliver a check or deposit to our clients every month with a cash flow report.
1. We identify the most profitable markets for investment.
Our analysts focus on areas that have bottomed out and are beginning to show signs of appreciation. We also only invest in areas that indicate a strong job market, adequate growth and a healthy rental market. Although we calculate potential future appreciation, our main focus with all of our investment areas is a high return on investment based solely on rents collected.
2. We purchase properties in bulk from banks and REO sources.
Once an area is identified, we acquire properties in bulk through our established relationships with banks, REO departments, etc. This allows us to gain access properties in the best condition for the lowest price. The properties we acquire are priced less than 50% to 60% of replacement value.
3. We refurbish the properties.
We paint, clean or replace the carpets, remodel the kitchens, replace appliances, fix or replace HVAC systems and so on. We make it clean and attractive for reliable tenants.
4. Our property management team places tenants.
Our in-house property managers have decades of experience and achieve an average occupancy rate of 96%. We screen all of our tenants for a reliable employment history, references and good credit. Tenants we place sign a 12 to 48-month lease agreement.
5. We sell the property to our clients or rentals
All of our clients own their real estate outright. They have complete control over their investments. This means that they can choose to sell at any time or find a property manager other than Mason Hill or do anything they wish with their properties. In addition to selling real estate to our clients, we also aid in the process of lining up financing (i.e. through IRA's, a traditional mortgage, borrowing against securities, etc.)
6. We then manage the property.
Your time is valuable. Our property management services are in place to save you time, as well as the hassle of managing your own property. We handle all the little details of lawn maintenance, fixes, collecting rent, etc. Every month, we provide our clients with a cash flow report and deliver the net profit to their bank account.
Our Investor Network
Our Investor Network provides a marketing platform for the purchase of REO properties and property administration. We will only market REO Properties that have clear title and the seller must provide title insurance and with all taxes paid. Our Property administration is the key to your financial success when buying REO properties. Once you give us a house to administer for you, we will work together with our property managers to find a buyer and put them under Contract for Deed or Lease Purchase Program.
Our purpose is to assist you to find an end user for an immediate sale or put the new buyer in the property under a Contract for Deed or Lease Purchase Program. We use online property management software that allows you, the investor, to see your account online each month. Net profits are automatically deposited into your bank account.
If that's not enough, we offer a foreclosure/eviction guarantee. That is, for an extra $35 per month, they will pay all the associated costs in the event the resident does not pay. CRF has taken the mystery out of REO investing and only supports companies that have obtained consistent, reliable results.

WHAT ARE REOs?
REO, or Real Estate Owned, is property that has reverted back to the ownership of the lending bank, typically through the foreclosure process. This is problematic to banks because they are not in the business of owning houses, but rather of lending money.
The lender is tremendously impacted to lend money by carrying these liabilities on their balance sheets. Consequently, they create bulk packages and heavily discount the price to move them fast. This creates a dynamic opportunity for extraordinary profit potential through buying real estate for investment purposes. It is a bank's goal to dispose of REOs quickly and as profitably as possible. In previous, more favorable economic environments, the system they employed often resulted in full payment of the underlying mortgage debt.
However, a staggered economy is now generating an avalanche of REOs that has overwhelmed the banking industry's capability to dispose of them under the "old" system. In view of the daunting task of selling hundreds of thousands of houses within a very short timeframe, the stage is set to buy these properties in bulk quantities for cents on the dollar.

CRF Investors Network consists of Individual Investors, IRA's, Trusts, Pension Plans, LLC's, Corporations, etc. The CRF is setup to fund 1st Position Trust Deeds, also known mortgage loans. When an investor becomes a Member of the CRF, they become a "private lender" and gain access to high quality mortgage loan investments through CRF. The invested monies are secured by loans on residential & commercial investment real estate properties. Lenders are placed directly on the note & deed of trust which can be fractionalized among several lenders or wholly funded by one lender. This is a passive investment opportunity for the Lender; the Servicer for the CRF and manages all loan servicing functions including payment processing, property insurance & tax management, construction control, payoffs, defaults and other servicing matters. The short terms loans are typically 12-24 months with interest only payments due monthly. Interest payments are distributed monthly to Lenders.
The loans must meet strict underwriting and due diligence requirements administered by CRF. All loans funded through the CRF are individually processed and fully underwritten before funded. CRF endeavors to only fund loans that will perform to the high standards the company has established for the CRF in order to maximize the stability of the cash flow and rate of return for Lenders in the CRF. Lenders will pay no buying/selling commissions or fees to lend money through the CRF. All commissions and fees associated with the origination and servicing of the loans are paid by the Borrower. Lenders should consider their investment in a mortgage loan as illiquid for a minimum of the term of each loan they fund (typically 12-24 months).
The Servicer's income is derived from upfront fees, loan servicing fees paid by the Borrower such as, servicing fees, late payment fees, escalated interest fees and others. For example, a loan may be originated at 14% to the Borrower and 12% is passed on to the Lender with a 2% servicing fee paid to CRF. Lenders can achieve 10-16% returns through the CRF and the income is characterized as interest income to the Lenders for taxation purposes.
