Commercial Fixed Rate Loans
Fixed Rate loans with long term amortizations and flexible prepayments are available to more and more projects. With a full stable of lender relationships, CRF can provide excellent long term, fixed rate products for many property types.
Commercial Semi-Variable Rate Loans
Based on owner goals, we can customize loan terms to optimize loan rates, including fixed year terms of 1, 3, 5, 7,10, and 15 years. This flexibility allows us to orient the capital structure to meet the project projections.
Private Bridge Loans
Projects with lower LTV’s and needing a quick close, short terms, and collateral based underwriting are available to CRF clients. We place private and semi-private investor loans for those needing this type of bridge Capital. Investors, developers, builders, and opportunists benefit from this high impact capital source.
Institutional Bridge Loans
Projects needing short term loans for various purposes can be accommodated with bridge loans, often associated with a longer term commitment as a follow up. These loans are beneficial to projects changing owners mid-project, strategic shifts, marketing changes, etc.
Construction Loans
CRF is a specialist in understanding Construction Loans. Your project can benefit from its expertise in arranging the many variables in this area, including issues related to project planning, contractor, construction contracts, etc. Every project is customized to accommodate time frames, capital management, investor requirements, risk mitigation, etc. This is an area of critical concern for all parties involved, and CRF can help manage the risks involved.
Mezzanine Loan Products
Mezz loans are often an integral Capital structure for specific projects. These loans are essentially 2 nd mortgages or Hybrids offering a total Capital LTV of 85-90%.

Understanding and placing large projects through conduits, insurance companies, and banking cooperatives offer most any project the optimal Capital structures. CRF will bring this experience into the projects it works, and can infuse sophisticated financial modeling to facilitate the investor’s requirements.
Equity Capital
Many projects and their owners are wanting or need equity capital infusions. CRF works to bring the required equity to a project which optimizes its Capital structure.
Hybrid Structures
Some projects are best served with a combination of Debt/Equity and even Hybrids such as a Participating Mortgage or a convertible Mortgage. CRF can help design and arrange single Debt/Equity sources or consortium of sources.
