At CRF, we believe in the potential of today's real estate market. Distressed real estate is weighing heavily on the books of financial institutions. As distressed asset portfolios swell, regulatory pressures increase and reserves are placed at risk. Now, more than ever, lenders are being forced into reclassifying distressed notes and assets and charging off their losses. In order to protect their balance sheet, lenders are being forced to sell off their non-performing notes and their REOs.

 

While the extent of the crisis can't be fully predicted, it is apparent that hundreds of billions of dollars in commercial real estate will need to be liquidated over the next three years. And, while the banks are suffering, private equity groups are sitting on the sidelines with a war chest primed for opportunistic investments.

 

So the banks have assets to sell and the investors are looking for assets to buy. This is where you and CRF step in. As an Area Manager you will be charged with reaching out to these community banks and building relationships with their asset managers. You will tell them the CRF story and explain how our services will help them liquidate their distressed assets and notes.

 

After you gain access to their distressed assets and portfolios, we present those assets to our network of vetted equity investment groups. And the list of investors eager for our product is growing daily. This means our sourcing of assets must also grow daily.

 

Together, we provide a service to these banks by providing them with a discrete and immediate method of getting their assets before a multitude of willing and able buyers across the nation. We also provide a service to our investors by sourcing assets that match their criteria and bringing them into direct connection with the institutional sellers.

 

Marketing Vision – Banks and More

 

Although banks will be a primary source for originating off market assets it is not the only source. You will find the following are additional potential sources of products:

 
  • REITS

  • HEDGE FUNDS

  • SERVICERS

  • NON BANK LENDERS

  • SPECIALTY FIRMS

  • BANKRUPTCY TRUSTEES AND RECEIVERS

  • DEVELOPERS AND OTHER PRIVATE PARTIES

 

When you identify a quality asset from one of these sources, it is immediately brought into our system for further review and then matched with the criteria specified by our select group of buyers. The investment opportunity is then presented to these buyers for their review. When a buyer is ready to engage in a transaction, we put them in direct contact with the seller and step aside; but ready to assist if and when needed.

 

Our marketing program is proven and our current team applies it daily with success. As you introduce CRF you will be supported with effective marketing collateral to explain our unique value proposition. Also, if you need an Executive Team member to help you with closing that new account; we will be there for you.

 

The following are the basic duties of an Area Manager:

 
  • Engage with the Special Asset Officers at the target Supply Sources (i.e. bank) and ask for a few minutes of their time to explain our solutions and the benefits.

 
  • Multiple calls to the Special Asset Managers will be required. You may have achieved a meeting after the first call but it is imperative to follow up in the event you do not.

 
  • Incorporate the Executive Team  as necessary to discuss our solutions and the mechanics behind those solutions with the Bank Managers.

 
  • You will analyze the bank inventory and look for properties that are  most likely to match our investor criteria.

 
  • You submit those assets to CRF.

 
  • CRF presents those assets to its investors. When an asset is sold, you receive a commission.

  • Prospecting for new business daily by making in person calls directly to bank branches and other supply sources;

 
  • Performing market research for additional off market opportunities

 
  • Networking through various organizations

 
  • Managing existing business

  •  Must have the ability to  network and create  key contacts 

 
  • Must be self-motivated, aggressive, tenacious, and entrepreneurial by nature

Compensation:

Commission: For any given transaction, where an Area Manager originates and services a product on a specific transaction, the AM shall earn a commission equal to twenty percent (20%) of the net fee earned and received by CRF on that transaction.
