Commercial Distressed Assets
Our Commercial Department have nationwide relationships with commercial lenders allow us to be a "first mover" on high value assets, typically not yet available to the community at large. We match an Investor's needs with potential assets.
We then perform a comprehensive, proprietary study of the value of the asset: a study that goes far beyond a simple appraisal. We collect detailed information on the status of the property, the physical condition, and it's net operating income; past and present, to identify the nature and degree of return provided by its current cash flow.
We also collect detailed information on the local market conditions that may influence its value and income potential. Finally, we compile data on the anticipated costs of foreclosure and REO to help highlight to the Lender the benefit of finding an immediate, workable solution.
Off Market Property
Many investors today have a war-chest of cash for opportunity buys, but are unable to find quality properties on their own. Through long-term and excellent banking relations, CRF successfully delivers quality off-market property.
More problematic commercial real estate loans are looming. Over the next four years, it is estimated that more than $1.4 trillion dollars will need to be refinanced, and at least half of these properties are currently underwater. Mortgage delinquencies grew in 2009, as vacancies and the economy took their toll. New lending standards are at play, and sometimes a loan workout is not possible.
This translates into opportunity. Over-leveraging, the debt crisis and economic fundamentals have converged so that commercial property with good fundamentals is suffering from the ailing debt markets. Often, the owner of the property is distressed or is unable to come up with the equity needed to refinance, but the property may not be distressed.
