CRF Property Locators, LLC (CRF) is a business focused on having inventory of bank owned REO properties and/or Non Performing Notes nationwide with an end goal to resale the homes only by wholesaling them to qualified investors and hedge funds. We are a private asset disposition center for several banks and hedge funds. Donna Allison primary responsibilities for the group include investor relations and marketing, but she is also a key member of the company's client relationship management team that is involved with investors, buyers and sellers relations and in day-to-day account management activities, communication, and sales.

We specialize in the disposition of nationwide distressed assets for banks and hedge funds. By having established relationships with Asset Managers and REO Agents to get bank owned bulk REO tapes at huge discounts to make sure we get the most profitable deals for our investors/clients.
Our program is based on simplicity and designed to work with you from acquisition, to closing, to remodeling, to renting or re-selling for a profit. Should you choose this option, we will work with you to rehab any property with a tested contractor if needed and then to re-sell the property, and if needed we have a property management division to get them rented or our lease purchase program for you.
CRF makes every effort not to assume any aspect of its operation other than having hard factual data to back up any forecast. CRF recognizes that the most important financial indicators are cash and bottom line. CRF will always try to improve the ratio of revenue and expenses to generate a healthier bottom line in addition to a more healthy cash base. We will always be profitable on deal‐per‐deal bases.
Purchase Criteria and Process
1. Buyers must be ready, financially capable and willing to consummate the transaction today. Letter of Intent (LOI) and Proof of Funds (POF) are required immediately. The LOI must be specific to the criteria of each transaction and must have the name, address, land line, cell phone and signature of the Buyer as well as the contact information for
doing the Proof-Up.
2. Absolutely NO financing contingencies. Cash or Line of Credit only. If the sellers is unable to reach the POF contact within 48 hours, they will move onto the next Buyer. They will call the Buyer to verify the LOI and order. If the order cannot be verified with the signatory of the transaction (the True Buyer), They will move onto the next Buyer.
3. The Sellers require that after the tape is released, the Buyer will have a period of usually around 5 days to review it and decide whether to move into due diligence or not. After this time the fee/escrow agreement is established
and signed by all parties. The Buyer will need to put a good faith escrow deposit of usually 10% or the full amount of the purchase price to begin due diligence period. The escrow is refundable during the due diligence period.
4. The due diligence period is usually 10 to 14 days depending on the agreement between buyer and seller. Once the due diligence period is up and the buyer wants to continue to closing.
