  • Manages the execution of real estate acquisitions projects.

  • Identifies and negotiates new opportunities and minimizes the cost of acquiring or renewing real estate.

  • Appoints and manages Real Estate Brokers. Manages internal stakeholders in sales, engineering, environmental, legal, and other functional groups.

  • Reports Key Performance Indicators (KPI’s) and progress of projects.

Real Estate Asset Managers

Real estate asset managers, also known as property or real estate managers, focus on maximizing real estate profit for businesses and. Unlike on-site property managers, real estate asset managers focus on buying and selling properties, rather than handling the day-to-day operations. These professionals help owners manage real estate assets such as apartment complexes, office buildings, shopping malls, factories and warehouses.
 

Function

A real estate asset manager's primary function is to research different strategies for investing in and developing residential and commercial real estate. The asset manager evaluates zoning and tax laws, demographics, property values and traffic patterns to determine whether a property is a good investment for his clients. He also negotiates the terms and conditions for real estate contracts. The asset manager works closely with property managers, lenders and other third-party groups to track and maximize his clients' profit by periodically reviewing leasing contracts, business plans, budgets and forecasts.

Education

A bachelor's degree in finance, real estate, accounting, business administration, finance, public administration or a related major is required for a real estate asset manager position.

Skills

Real estate asset management professionals must be highly proficient with computer applications such as Microsoft Excel. Candidates should be highly analytical and able to approach problems both logically and creatively. Excellent organizational, strategic planning, verbal and written communication skills will be needed to negotiate contracts and work with different roles and personalities. Real estate asset managers must also be good with numbers and know how to analyze financial data. According to Career Overview, some companies will provide asset managers training in property management, valuation, financial accounting, tenant relations and real estate law.

The average salary for a real estate asset manager varies based on location, employer and experience.

Potential

Job candidates with a college degree in real estate, business administration or a similar discipline will have the best job opportunities, according to the Labor Statistics.
