CRF Property Management, LLC

1. We identify the most profitable markets for investment.

Our analysts focus on areas that have bottomed out and are beginning to show signs of appreciation. We also only invest in areas that indicate a strong job market, adequate growth and a healthy rental market. Although we calculate potential future appreciation, our main focus with all of our investment areas is a high return on investment based solely on rents collected.

2. We purchase properties in bulk from banks and REO sources.

Once an area is identified, we acquire properties in bulk through our established relationships with banks, REO departments, etc. This allows us to gain access properties in the best condition for the lowest price. The properties we acquire are priced less than 40% to 50% of replacement value.

3. We refurbish the properties.

We paint, clean or replace the carpets, remodel the kitchens, replace appliances, fix or replace HVAC systems and so on. We make it clean and attractive for reliable tenants.

4. Our property management team places tenants.

Our in-house property managers have experience and achieve an average occupancy rate of 98%. We screen all of our tenants for a reliable employment history, references and good credit. Tenants we place sign a 12 to 48-month rental agreement or a 36 to 60 month seller financing or lease purchase agreement.

5. We sell the property to our clients.

All of our investors will own their real estate outright. They have complete control over their investments. This means that they can choose to sell at any time or find a property manager other than us or do anything they wish with their properties. In addition to selling real estate to our clients, we also aid in the process of lining up financing (i.e. through IRA's, a traditional mortgage, borrowing against securities, etc.)

6. We then manage the property.

Your time is valuable. Our property management services are in place to save you time, as well as the hassle of managing your own property. We handle all the little details of lawn maintenance, fixes, collecting rent, etc. Every month, we provide our clients with a cash flow report and deliver the net profit to their bank account.

Typical characteristics of properties we have available or will get for you:

Rent Ready. Appliances in place, carpet and paint in good condition or replaced, all systems (HVAC, Plumbing, Electrical) operational, taxes and utilities paid up, landscaping in good condition.

Property Management Available. You can use our property management services or hire another firm. We are standing by to provide property management services. We will oftentimes have tenants in place when you buy the home.

Great Value. Our typical property will be available to you as an investor for much, much less than its replacement cost – frequently twenty five percent less. This of course dramatically increases the chance of year to year appreciation, as the oversupply in most of our markets is gradually worked down.

Positive Cash Flow. All of our properties have been determined by us to have a strong chance of positive cash flow. Details vary with each property. After taking in to account likely appreciation and tax advantages, the returns on investment become very attractive.

Other Tax Advantages. If you acquire your property in an IRA or Roth IRA (after converting it to a self directed IRA – we can assist with that), you will receive all your income and capital gains tax free within the account. With a Roth IRA, this even includes tax free distributions when you retire.

Leverage. If you wish to use borrowed money for a portion of your purchase price, we have available through our resource partners non-recourse (very little qualifying involved) loans for up to seventy percent of the purchase price....

Cash flow refers to the amount of cash coming in relative to the amount going out. In ranking the top 10, potential for future appreciation was not considered; this list is ranked on cash flow alone. While appreciation is often the most significant form of profit for real estate investors, cash flow is easier to determine and lower risk.
